Het project kadert in de ontwikkeling van de Hertogensite tussen de Brusselsestraat, Kapucijnenvoer en Minderbroedersstraat in Leuven. Net buiten de oude stadsomwalling, aan de rand van het historische centrum van Leuven. Waar de site vroeger een gesloten bouwblok vormde dat was afgesloten voor het publiek, wordt nu ingezet op het versterken van het fijnmazig stedelijk weefsel. Het nieuwe gebouw met sociale woningen op de site is ontworpen als een L-vormig volume dat het straatbeeld van de Minderbroedersstraat vervolledigt en tegelijk een hoeksteen vormt van een groter bouwblok. Door de positionering ontstaat een doorgang van de straat naar het binnengebied, wat bijdraagt aan de openheid en toegankelijkheid van de site. Het ontwerp speelt in op de erfgoedrijke context en de stedenbouwkundige randvoorwaarden, met bijzondere aandacht voor inpassing, oriëntatie en leefkwaliteit.
Het gebouw sluit qua schaal, ritme en materiaalgebruik aan bij het beschermde stadsgezicht. De architectuur kiest bewust voor baksteen als hoofdmateriaal, aangevuld met verfijnde details in metselwerkverbanden, strekkenlagen en betonelementen. Hierdoor ontstaat een gevelbeeld dat niet historiserend is, maar wel respectvol en eigentijds. De straatgevel is zuidgericht, wat de keuze voor inpandige terrassen of loggia’s verantwoordt. Deze zorgen voor privacy en beschutting, en brengen bovendien diepte en dynamiek in het straatbeeld.
Aan de steegzijde wordt het volume afgeschuind, wat niet alleen zorgt voor een visuele verbreding van de straat, maar ook een klein buurtpleintje creëert. Hierdoor krijgt het tegenoverliggende waardevolle burgerhuis opnieuw een prominente plaats in het straatbeeld.
De appartementen op de verdiepingen hebben afwisselend geplaatste terrassen die een ritme in de gevel creëren. Op de bovenste verdieping worden dakkapellen ingezet om extra woonkwaliteit en buitenruimte te bieden binnen het verplichte hellende dakvolume.

The project is part of the development of the Hertogensite between Brusselsestraat, Kapucijnenvoer and Minderbroedersstraat in Leuven. Just outside the old city walls, on the edge of Leuven's historic centre. Where the site used to be a closed building block closed to the public, the aim is now to strengthen the finely woven urban fabric. The new building with social housing on the site is designed as an L-shaped volume that completes the streetscape of Minderbroedersstraat while forming a cornerstone of a larger building block. Its positioning creates a passage from the street to the inner area, contributing to the openness and accessibility of the site. The design responds to the heritage-rich context and urban planning constraints, with particular attention to integration, orientation and quality of life.
In terms of scale, rhythm and use of materials, the building is in keeping with the protected townscape. The architecture deliberately opts for brick as the main material, complemented by refined details in masonry dressings, bargeboards and concrete elements. This creates a façade that is not historicising, but respectful and contemporary. The street façade faces south, which justifies the choice of indoor terraces or loggias. These provide privacy and shelter, and also bring depth and dynamism to the streetscape.
On the alley side, the volume is chamfered, which not only visually widens the street, but also creates a small neighbourhood square. This gives the valuable civic house opposite another prominent place in the streetscape.
The flats on the upper floors have alternating terraces that create a rhythm in the façade. On the top floor, dormer windows are used to provide additional living quality and outdoor space within the compulsory sloping roof volume.
